“Superare il degrado e coinvolgere tutte le forze della città per una rigenerazione urbana che risponda alle sfide del domani” Dichiarazione di Luciano Vaccaro, responsabile politiche urbanistiche Arezzo2020 n questi giorni, l’area Ex Lebole è tornata al centro del dibattito pubblico, con interventi da parte dell’attuale proprietà, di membri della giunta comunale e della maggioranza.
Questa zona rappresenta da tempo un nodo critico per la città di Arezzo, per questioni che spaziano dalla sicurezza al degrado urbano, fino agli aspetti urbanistici. L’area Ex Lebole, con i suoi oltre 170.000 mq, è uno spazio di importanza strategica per Arezzo. Non è solo una questione di degrado visibile, ma un problema complesso che le varie amministrazioni che si sono succedute hanno cercato di affrontare, purtroppo senza risultati concreti. Questo spazio, abbandonato e degradato, non è sostenibile per una città che vuole aprirsi al turismo, ridisegnare i suoi confini e affrontare in modo sostenibile il proprio futuro. È giunto il momento di andare oltre i semplici slogan e di affrontare seriamente la pianificazione di questa area, coinvolgendo tutte le realtà economiche e sociali di Arezzo. L’ubicazione strategica dell’area, con la vicinanza a infrastrutture chiave come la ferrovia, offre opportunità uniche che devono essere esplorate con attenzione.
Tre aspetti fondamentali devono essere considerati nel contesto urbanistico:
- Ampiezza e Impatto: Con i suoi 170.000 mq, l’area Ex Lebole richiede scelte progettuali che vadano oltre il semplice intervento comunale. È essenziale coinvolgere tutti gli attori economici e sociali della città, per una pianificazione condivisa e sostenibile.
- Riutilizzo e Degrado: Le dimensioni dell’area non consentono soluzioni superficiali come ordinanze o atti di indirizzo che isolano il problema. Serve una strategia integrata che prevenga la ghettizzazione e promuova il recupero e la valorizzazione dello spazio.
- Pianificazione Territoriale: La posizione strategica dell’area, grazie anche alle infrastrutture esistenti, permette di considerare soluzioni alternative che siano compatibili con una pianificazione territoriale lungimirante e sostenibile.
L’area, come ci ha ricordato anche il proprietario Carrara, è stata completamente dimenticata da Ghinelli in questi 9 anni di Governo. Per questo, come forza di minoranza che si candidata alla guida della città crediamo sia fondamentale coinvolgere anche gli altri Enti pubblici (Regione in primis) in una riflessione sulla destinazione di questo spazio, con l’idea di creare strutture di servizio di valenza regionale e nazionale. In definitiva, è arrivato il momento di abbandonare idee anacronistiche e di lavorare insieme, senza vincoli ideologici o di categoria, per una pianificazione urbana che risponda alle esigenze reali della città di Arezzo e dei suoi cittadini. Il futuro di questa città deve essere costruito su basi solide, con una visione che guardi oltre l’oggi, verso uno sviluppo sostenibile e inclusivo.
